part 2 part 1 …I get asked all the time about what different mortgage approvals mean. Loan officer throw terms like pre-qual, pre-approval and loan commitment around so much, that the average homeowner or even Realtor doesn’t know when the loan is actually approved. I hope this simple breakdown helps!… part II below Conditional Loan FHA (HUD0 insures then insures the loan and pays the lender if the borrower defaults on the mortgage. The protection offered by FHA mortgages to lenders allows them to be more liberal with their terms than the prospective homeowner might otherwise obtain....

The Journal reports that 3.55% of option ARMs originated by Countrywide (NYSE: CFC) are at least 60 ...Option ARMs -- I call these the upside-down mortgages -- are now showing signs of weakness according to the Wall Street Journal today. While shopping around for a lender, ask each for a list of charges and costs you must pay at closing....
